BPG Developments Secures Approval for Landmark $250 Million Newstead Project
BPG Developments has officially secured Development Approval for its largest project to-date: a $250 million, 15-storey residential tower at 16–22 Maud Street in Newstead. This significant milestone marks a major step forward in the builder-developer’s growing portfolio, which now totals approximately $500 million across Brisbane and the Gold Coast.
The 2,430sqm inner-city site was assembled across three titles, a vacant warehouse, an electrical wholesaler and an industrial shed, acquired through two transactions over the course of a year. The approved development will deliver 103 luxury residences, a curated ground-floor retail space, and an expansive rooftop wellness sanctuary designed to elevate everyday living.
A New Benchmark for Luxury Living in Newstead
Designed by Plus Architecture, the building embraces a refined, sculptural form with soft curves, intricate brickwork detail and generous greenery cascading the building’s length. The architecture prioritises privacy, natural light and indoor-outdoor connection, reflecting the lifestyle synonymous with one of Brisbane’s most desirable suburbs.
At its crown, residents will enjoy a 1,380sqm rooftop dedicated entirely to wellness. Featuring a magnesium lap pool, sauna, steam room, cold plunge, gym, yoga deck, shaded dining nooks, fire pit, barbeque space and sunset lounge, this amenity offering sets a new standard for apartment living in Brisbane.
Residences range from expansive two-bedroom apartments through to exclusive penthouses on Level 15. Each home is designed with owner-occupiers in mind, offering liveable layouts, substantial storage, and highly considered interior functionality.
A Project with Deep Local Roots
For BPG Developments Co-Founders Nick Parr and Glen Williams, the project holds personal significance.
“This project feels like a coming home of sorts,” Nick said. “Both Glen and I have spent most of our lives in Brisbane’s inner north. I grew up just around the corner in Teneriffe. We saw this site as an opportunity to create something timeless in a suburb where expectations for design and amenity are incredibly high.”
Nick notes that Brisbane’s current construction landscape positions BPG uniquely:
“The market isn’t short on approvals, it’s short on builders who can deliver. As one of the few true builder-developers able to construct at scale in-house, we can move confidently and quickly into delivery. That gives real confidence to purchasers.”
Co-Founder Glen Williams adds:
“We’ve always prioritised quality over volume. For us, it’s about delivering buildings with lasting legacy. Working with Plus Architecture to realise this vision has been a rewarding process.”
One of Brisbane’s Most Sought-After Suburbs
According to REA data (September 2025), Newstead is now the sixth most-searched suburb in Brisbane for property purchases, with search interest up 20% year-on-year—more than any other suburb in the city’s top ten. Its evolution into a lifestyle-led neighbourhood has cemented demand among discerning owner-occupiers.
MOTIV Founder Carly Cottam, who has been working closely on the design direction, shares:
“Newstead is a success story in Brisbane’s urban regeneration. The neighbourhood is defined by walkability, wellness and high-quality amenity. This project captures that essence. With 100% of the building designed for two- and three-bedroom living, it is tailored distinctly for the owner-occupier market.”
BPG Developments will move towards launching the project in early 2026.
